What does landlord insurance cover?

It helps protect places you own but rent out to others. In most locations, you can get up to 10 policies, one for each property.

USAA Rental Property Insurance, also called landlord insurance, can give you coverage for unexpected things like lawsuits and lost rental income.

If you have long-term tenants or regularly rent your property through vacation rental sites like Airbnb or Vrbo®, you could benefit from landlord insurance.

What isn’t covered?

It usually won't cover things like wear and tear, your tenants' stuff, or damage caused by floods, pets and other animals.

Protection for your property

Your Home

Your dwelling limit is the most we'll pay to rebuild your home if it's damaged or destroyed by something covered by your policy. This includes fires, most weather-related events and accidental water damage.

Other Parts of Your Home

Coverage for other structures can help pay for covered damage to things like fences, detached garages, storage sheds, swimming pools and driveways.

Your Stuff

Get personal belongings coverage for furniture, appliances and other things you own and keep in the rental. After paying your deductible, your policy can cover repairing or replacing things at today's cost. Your tenants can help protect their stuff by purchasing a renters policy.

Protection for your finances

Lost Rental Income

If there's a covered loss and you're repairing your property because it's unlivable, this could help replace rental income.

Claims Against You

If you're at fault for someone's injuries or property damage, personal liability could help pay for legal and medical costs.

Home Sharing

If you share, exchange or rent your home for less than a month, home sharing coverage‍ ‍ See note 1 offers more protection for personal liability and the things you own and keep in the rental.

Repair or replace old stuff at today’s cost.

Landlord insurance comes with replacement cost coverage.‍ ‍ See note 2

That means, for example, if your old oven has covered damage, your policy can pay the value of what the same make and model would go for today. You just pay your deductible.

Get wildfire response at no extra cost.

The USAA Wildfire Response Program could help protect your rental property from active wildfires. Our providers monitor for threats and send certified firefighters to help prevent losses.

You’ll need to have an active USAA Rental Property or Homeowners Insurance policy. If your rental is located in a state covered by the program and it’s an eligible type of dwelling, we'll automatically enroll you.

Optional coverage to consider

You can add these to your policy if they fit your needs. Keep in mind that this may raise your premium.

Water Backup

This includes damage from water that overflows from a sump pump or backs up through the plumbing from outside the home.

Home Protector

This coverage offers 25%‍ ‍ See note 3 more toward your limits for the dwelling and other structures.

Earthquake Coverage

This helps to protect your rental when it’s damaged by an earthquake, shock wave or tremor.‍ ‍ See note 4

Flood Insurance

Landlord insurance doesn’t cover floods. Consider adding a policy, even if you don’t live in a flood-prone area.
