Veterans Affairs (VA) loans are a popular benefit of military service. Here's what you should know.

What is a VA loan? A VA loan is a type of mortgage that is backed by the Department of Veterans Affairs.

Do I need to qualify for a VA loan? Yes. In addition to established service requirements, you'll need to meet financial guidelines set by the VA and your lender.

What kind of home can I buy with a VA loan? First, it must be your primary residence. You may be able to use your VA loan benefit for an existing single-family home, townhouse or condo, or new construction.

Is a down payment required? One benefit of a VA loan is that no down payment is typically required. However, a funding fee may be required with the option to roll it into your loan.

Is there a prepayment penalty? No. You can make extra payments to pay off the loan faster and reduce the total amount of interest you would end up paying over the life of the loan.

Essential steps to buying a home

Whether you're a first-time buyer or it's been a while since you've purchased a home, the prospect can be overwhelming. Here are some essential steps to help keep you on track.

Figure out what you can afford. Your mortgage payment should fit comfortably with your lifestyle. Generally, your mortgage payment should not exceed more than about 36% of your gross monthly income.

Apply for a mortgage prequalification.See note see note 6 A prequalification helps determine how much you can afford and includes a review of your credit score and credit history, income and assets, and it assesses your overall debt-to-income ratio. It may also give your offer more credibility and speed up the closing process.

Find a reputable real estate agent. A good real estate agent not only is knowledgeable but also proactively shares that knowledge with you.

Start house hunting and make an offer. Be sure to stay within your original price range and work closely with your real estate agent before submitting an offer.

Schedule an inspection. We recommend obtaining an objective, third-party evaluation of the home to identify defects or problems.

Review your loan documents and closing costs. You may be asked to provide additional documents that support your income, employment, assets or credit. Closing costs may include attorney's fees, title insurance and property taxes.

How to know if you're VA loan eligible

You may be eligible if you meet any of these VA requirements:

  • Served at least 181 days straight during peacetime
  • Served at least 90 days straight during wartime
  • Served as a reservist or in the National Guard for at least six years
  • The spouse of a service member who died in action or from a service-related disability
