Mortgage rates FAQ

Interest is the amount you pay each year to borrow money. The annual percentage rate, or APR, reflects both the interest rate and other costs like fees and points.

You can buy points to lower your interest rate or get a higher rate and receive a lender credit on closing costs for your mortgage. Each point costs 1% of the loan amount.

Yes. In general, the higher your credit score, the better the interest rates you may qualify for.

A mortgage rate lock is an agreement between you and USAA Bank to secure the interest rate on your mortgage for a specified period. This protects you from any changes in interest rates, while you’re working to close on your loan.

To lock in your loan, it’s always best to speak to your loan officer to discuss your options.

  1. The advertised rates and points are subject to change without notice at any time and are not available to every borrower. The advertised rates are based on certain assumptions and loan scenarios, and the rate you may receive will depend on our internal credit criteria and your individual circumstances, including your credit history, loan amount, property location, mortgage loan term, and down payment. Other rates, points, and terms may be available. Property insurance is, and flood insurance may be, required. All loans are subject to credit and property approval.

  2. APR (Annual Percentage Rate) is a rate used to calculate your cost of borrowing in a year. Unlike interest rates, APR factors in the amount borrowed, the interest rate, points, one-time fees, and discounts to determine a more accurate yearly cost. The standardized APR formula is used to make it easier for consumers to compare rates at different businesses.

  3. VA loans may include a funding fee, which may be financed up to the maximum allowed loan amount.

  4. USAA Federal Savings Bank does not currently offer Conventional mortgage loans in the state of Hawaii.

  6. HomeStory is not affiliated with USAA Bank. USAA Bank is not responsible for the services or commission credit program provided by HomeStory. Obtaining a mortgage from USAA Bank is optional and not required to participate in the service offered by HomeStory. You may arrange for financing with any lender.

  11. To qualify for the commission credit, you must use a real estate agent who participates in HomeStory’s Real Estate Services Inc (HomeStory) broker-to-broker agreement to complete your real estate purchase and/or sale transaction. You have the right to negotiate the terms of your buyer and/or seller representation agreements. Once your transaction closes successfully, your real estate agent pays a referral fee to HomeStory. All participating agents have been vetted by HomeStory to ensure they meet specific performance expectations based on customer satisfaction ratings and prior experience.

If you are already working with a real estate agent, please disregard this notice.

    Eligibility and Exclusions:

To be eligible for the commission credit, your real estate transaction must be completed with a participating HomeStory agent. Short sales, employer-sponsored relocations or any transaction where the real estate agent does not receive a commission are excluded.

    State-Specific Commission Credit Information:

Commission credit availability, type, and amount may vary based on state regulations. No commission credit is available in the states of Alaska, Iowa, Louisiana, Mississippi, Missouri, Oklahoma, Oregon, Kansas and Tennessee.
A reduced agent commission may be available for sellers and should be discussed with the agent upon enrollment.
Commission credit amounts are based on the price of the home purchased and/or sold and cannot exceed $9,500 per transaction.

    Commission Credit Issuance and Enrollment:

Your enrollment is valid for 18 months from the date of enrollment. If 18 months pass without completing a transaction, you must re-enroll to remain eligible for any commission credits. Any commission credit that you earn does not expire.
Commission credit eligibility, type, and amount is subject to change at any time, with or without prior notice. This includes, but is not limited to, changes required to comply with federal, state, or local laws and regulations. Any modifications to the service will apply to all enrollments and transactions that have not yet closed as of the effective date of the change. USAA Federal Savings Bank (USAA Bank) is not responsible for commission credit issuance.
