  3. The advertised rates and points are subject to change without notice at any time and are not available to every borrower. The advertised rates are based on certain assumptions and loan scenarios, and the rate you may receive will depend on our internal credit criteria and your individual circumstances, including your credit history, loan amount, property location, mortgage loan term, and down payment. Other rates, points, and terms may be available. Property insurance is, and flood insurance may be, required. All loans are subject to credit and property approval.

  4. APR (Annual Percentage Rate) is a rate used to calculate your cost of borrowing in a year. Unlike interest rates, APR factors in the amount borrowed, the interest rate, points, one-time fees, and discounts to determine a more accurate yearly cost. The standardized APR formula is used to make it easier for consumers to compare rates at different businesses.

  5. A down payment will be required if the purchase price exceeds $1.5 million. If previous entitlement was used, a down payment may be required.

You have the right to negotiate the terms of your buyer and/or seller representation agreements. Once your transaction closes successfully, your real estate agent pays a referral fee to HomeStory. If you are already working with a real estate agent, please disregard this notice.

    Eligibility and Exclusions:

To be eligible for the commission credit, your real estate transaction must be completed with a participating HomeStory agent. Short sales, employer-sponsored relocations or any transaction where the real estate agent does not receive a commission are excluded.

    State-Specific Commission Credit Information:

Commission credit availability, type, and amount may vary based on state regulations. No commission credit is available in the states of Alaska, Iowa, Louisiana, Mississippi, Missouri, Oklahoma, Oregon, Kansas and Tennessee.
A reduced agent commission may be available for sellers and should be discussed with the agent upon enrollment.
Commission credit amounts are based on the price of the home purchased and/or sold and cannot exceed $9,500 per transaction.

    Commission Credit Issuance and Enrollment:

Your enrollment is valid for 18 months from the date of enrollment. If 18 months pass without completing a transaction, you must re-enroll to remain eligible for any commission credits. Any commission credit that you earn does not expire.

This includes, but is not limited to, changes required to comply with federal, state, or local laws and regulations. Any modifications to the service will apply to all enrollments and transactions that have not yet closed as of the effective date of the change. USAA Federal Savings Bank (USAA Bank) is not responsible for commission credit issuance.
